Closing in 30 days or less. Time is of the essence.
Seller will receive and retain all farm income for the 2020 crop year.
Possession will be given to buyer at closing, subject to the rights of the tenant.
2020 Real estate taxes payable in 2021 shall be paid by the seller by a credit at closing to the buyer using the best information available at the time.
Successful bidder will sign a Contract to Purchase immediately following the auction.
Seller reserves the right to accept or reject any and all bids.
Seller will provide an Owner's Policy of Title Insurance in the amount of the purchase price and will provide an adequate deed, subject to standard exceptions, conveying the property to Buyer.
There will be a 5 minute auto extend at the end of the auction when a bid is place within the last five minutes of closing.
